And they also take a "passive" approach when finding a buyer for a home or finding a home for a buyer. If a client needs to buy or sell a home, then the client will - regardless of what kind of job we do for them. But if a client doesn't need to buy or sell their home, and just wants to, then getting them to take action in a slow market can be very difficult. But it doesn't have to be that way...
We need to understand two things about human nature:

Sellers get emotional about selling their house,
but we need to help them be logical about it. -
Buyers get logical about buying a home,
but we need to help them be emotional about it.
How can you get sellers to be logical and buyers to be emotional? It's a two-step process...
First, you need to find buyers and sellers who are motivated. By "actively" finding clients you greatly increase your likelihood of finding people who are easy to work with and are willing to take action. (I'll explain how to actively find clients in a moment...) The problem is that many, many brokers employ "passive" methods to get clients. These passive methods (like advertising, sending out postcards, or waiting for "up-calls") produce "passive" clients – clients who aren't very quick to take action.
The second step to getting sellers to be logical and buyers to be emotional is to uncover their motivations, dreams and desires. Bear with me here... this is where most agents miss the point. THE BIG POINT. When a broker helps a client become clear about their motivations, dreams and desires, it allows him or her to find the home that will drive the client to take action. Not only will they take action, but your buyers will stay loyal to you until YOU find their home! Imagine... having buyers stay loyal to you because of the job you're doing for them.
In a slow market, a broker can take a
passive approach and be a "victim" to the times, or you can take an
active approach and take control of your destiny.
Anyone can implement these
strategies.
